I perform home inspections, pre-listing home inspections, outbuilding inspections and radon testing.


A home inspection is a professional consulting service that determines the present condition of the home’s major systems, based on a visual inspection of accessible features. It focuses on the performance of the home, rather than cosmetic, code or design issues. Inspections are often performed during a real estate transaction, but may be done anytime.


When you call to schedule a home inspection, I will ask you a series of questions to determine the correct price to charge for the home inspection.  Since all homes are different, I do not have a set price for a home inspection.  An average 2000 sq ft home is about $300 for a full home inspection as reference.  


Prior to inspection, you will be asked to read and sign a contract.  I will send you an electronic contract so you can read it over before I arrive.  Once I arrive, we will discuss the contract, answer any questions about the contract and you will need to sign the contract before I begin the inspection.


During the inspection, I greatly encourage the home buyers to be present.  This gives the home buyer a chance to ask questions, get information about the home and learn everything there is to know about the home prior to final closing.  This is invaluable in the negotiating process.


After the inspection, you will receive your complete home inspection electronically within 24 hours, usually the same day.

A Home Inspection consists of:

  • An in-field evaluation and professional opinion of the performance of the readily accessible installed systems in a home at one point in time
  • Primarily a visual examination
  • Intended to identify components that are significantly deficient, unsafe or near the end of their life

A Home Inspection is not:

  • An insurance policy, guarantee or warranty on the home
  • An invasive or destructive exercise
  • Intended to identify concealed defects
  • A code or design review
  • Intended to predict future performance or life expectancy
  • An environmental review or energy audit
